Securing land in Senegal
Four steps to establish, mark out and then protect the boundaries of your plot — from the cadastral check to regular monitoring, coordinated from Dakar on behalf of owners living abroad.
What this spares you
Land that is unidentified, unsurveyed or unfenced is exposed to land grabbing, double sales, encroachment by a neighbour, illegal occupation and inheritance disputes. The boundary survey report and a regular presence on the ground are the proof that protects the investment.
Step by step
- 01
Cadastral identification of the land
ObjectiveConfirm that the land occupied on the ground really is the plot described in your documents.
- Precise location of the plot, cross-checked against the site plan.
- Verification of the surface area and the cadastral references — NICAD, plot number, land title / lease (DGID) / council resolution, depending on the case.
- GPS coordinates of the corners recorded, with dated photos of the land.
- Carried out by
- A licensed surveyor — they alone verify and certify that the land matches your cadastral documents.
- You receive
- An identification report filed in your client area: site plan, coordinates, photos, summary of the references.

Marking out and surveying the boundaries
ObjectiveOfficially fix the boundaries of the property and mark them on the ground.
- A plot survey carried out by a licensed land surveyor, based on your title deeds.
- A scale boundary plan and the official survey report drawn up.
- Physical markers set at the corners: standard concrete posts or sealed metal markers.
- Carried out by
- A licensed land surveyor — appointed and coordinated by Diaspora Serenity. The surveyor alone draws up and signs the official report.
- You receive
- Signed survey report and boundary plan, markers in place, photo record of their installation.

Fencing the land
ObjectiveMake the boundaries visible to everyone and deter any occupation.
- The length to be fenced measured from the boundary plan (see the example below).
- A works contractor consulted and quotes compared.
- The fencing work followed: photos before, during and after.
- Carried out by
- A partner works contractor — selected, coordinated and supervised by Diaspora Serenity.
- You receive
- The chosen quote, a progress record, and a completion report at the end of the works.

Monitoring the land
ObjectiveCheck over time that the land and its fence remain intact.
- Regular visits according to the plan chosen (4 to 12 over the year).
- Checks on the state of the land and the fence; spotting any occupation, damage or attempted construction.
- Enquiries and information gathering at every visit: we ask around locally to pick up any attempt to resell, occupy or lay claim to your land.
- Photos, a confirmation video and a report after every visit.
- Carried out by
- Diaspora Serenity.
- You receive
- After every visit: photos, a confirmation video and a report in your client area.
- Price
- €45 – €55 / visit
From the boundary survey to the fencing measurement
The boundary plan from step 2 gives the exact dimensions. The fencing measurement follows directly from it: for a plot of 150 m² (10 m × 15 m), the perimeter to fence is(15 × 2) + (10 × 2) = 50 linear metresThat measurement is the basis for the quote in step 3.
What is not covered
Legal verification of the title and of the seller's standing. Cadastral identification cross-checks documents against the land; it guarantees neither ownership nor the validity of a sale.
Contentious proceedings. Court-ordered boundary surveys, inheritance disputes, representation before the authorities.
Technical construction advice. Architect, design office — we can point you to a partner on request.
Permanent on-site guarding. Visits are periodic; they do not replace a continuous presence on the land.
Coverage area
Packages and subscriptions cover Dakar and its immediate suburbs. For Thiès, travel costs are added. A quote is sent to you before every intervention, with no commitment and no surprise on the invoice.
